IZUMRUDNAYA DOLINA District development
The district is situated within the city limits of Kharkiv. Total area is 56 ha.Remoteness from the city center is 5.5 km.
The concept involves a comprehensive stage-by-stage development of the district.
Stage 1: construction of a shopping and leisure center (120 thousand m2);
Stage 2: construction of a shopping, office & hotel complex;
Stage 3: construction of residential district.
Izumrudnaya Dolina Project is a harmonious combination of areas differing by their functionality:
- Shopping areas occupy a total territory of 19 ha; total floor space of shopping facilities is 170 thousand m2;
- Business areas occupy a territory of 12.4 ha; total floor space of business facilities is 200 thousand m2;
- Residential districts occupy a territory of 16.2 ha; total residential floor space is 250 thousand m2;
- Recreational areas occupy a territory of 3.5 ha.

Project profitability is 12 to 16%.
Construction of a multifunctional residential complex
Total area of the district is 2 ha. Remoteness from the city center is 4 km. Two buildings of uneven height, a kindergarten for 27 children and 2 parking places are planned to be constructed within the territory of the residential
district under the project.
Total area of the residential complex is 78.7 thousand m2 including:
- Residential floor area of 58 thousand m2;
- Infrastructure facilities area of 4.8 thousand m2;
Volume of investments required: 75 mln. US Dollars.
Project profitability is 35 to 41%.
